Building Division
Welcome to the Carson City's Building Division Web Site. We would like to thank you for your interest in Carson City and the services that we offer. The Building Division is responsible for managing the construction permitting process. This process includes general public information, plan submittal, plan review, permit issuance, inspection, and document retention. The Building Division is also charged with the task of assuring that all additional approvals required by the Planning Division, Fire Department, Engineering Division, Health Department, and Environmental Control are obtained prior to the issuance of both a building permit and receiving final inspection approval.

*Beginning January 1, 2024, in person signatures will no longer be required for building permit issuance. Permit cards should be printed & signed for the Building Inspector to verify at the jobsite.
Process Overview
Carson City has a One-Stop Permit Center. All applications and documents related to construction practices are submitted via the online portal so the reviews from the Planning Division, Fire Department, Engineering Division, Health Department, and Environmental Control are conducted concurrently. You get one correction letter back after all departments have reviewed. The following information is provided to help you understand and navigate Carson City's permit process. If you need assistance or need clarification regarding the permitting process, review the FAQ section and of course contact us directly.
For building a new residence, altering an existing residential structure, or commercial construction you must submit documents through the portal. Commercial projects have their own unique requirements. If you do not know what to submit, please reach out to your licensed design professional or contractor. At the time of submittal, you should be prepared to provide the following:
- Location of the project (street number and name) and Assessor's Parcel Number (APN)
- Legal owner's name, mailing address, and daytime telephone number
- Contractor's name, license number, and type of license
- Description/Narrative of your project
- Cost of all the proposed work (labor and materials)
- Soils report (if required)
- Payment of any required submittal fees
Submittal Information
Note: The property owner, an authorized agent, or licensed contractors are the only individuals who can legally sign the application and submit for the building permit.
FAST-TRAC Permits
The Building Division offers FAST-TRAC Permitting (typically 2 business days), Permits include the following permit types:
- Water Heater
- Minor Electrical and Plumbing
- Furnace Change-Out
- Re-Roofs
- Electrical service upgrades/reconnects
- Wood Stoves and Gas Fireplaces

Scheduling Inspections
All requests for inspections must be emailed to inspections@52greenhome.com no later than 2pm the prior business day for next day inspection . Inspections may also be scheduled through the online portal.
Please note that if you are emailing the request; we will need the following information:
- Permit Number
- Address of Job
- Type of Inspection(s)
- Date Inspection Needed
- Morning or Afternoon Inspection
- Contact Name and Phone Number
Work must be completed at time of request, canceled inspections may result in a re-inspection fee, that will be due prior to additional inspection requests.
